Application and Non-Refundable Processing/Administrative Fee: A non-refundable application fee of $100.00 per applicant and a non-refundable processing/administrative fee of $250.00 per apartment shall be paid with completed application. Each occupant 18 years or older must complete an application and meet the qualifying requirements. Each occupant is fully responsible for the entire rental payment and each must execute the Apartment Rental Agreement along with all other documents.
Security Deposit: A refundable security deposit is required at time of move-in in certified funds. The deposit can range anywhere between $300 up to the equivalent of a month’s rent plus $300
Application Denied: If the application is declined, the applicant will be notified and provided with an adverse action letter. The application fee and/or administrative fee are non-refundable. If your application is declined or is accepted with conditions, you will be given the name, address and telephone number of the consumer reporting agencies providing the consumer information to us. Any applicant declined for unsatisfactory credit is encouraged to obtain a copy of the credit report.
Application Canceled: If for any reason the applicant decides not to lease the apartment after submitting an application, the application fee and processing/administrative fee are non-refundable and will be forfeited for liquidated damages.
Move-in Date: Once the applicant and management agree upon the date of move-in and the apartment unit is ready for move-in, the rental payment will commence on that date whether the applicant has moved in or not. Should the apartment not be available on the agreed-upon move-in date and a rescheduled date is not acceptable, the applicant’s security deposit and administrative fee will be refunded within thirty (30) days.
Identity and Age Verification: Government-
SSN: Please note that we do not accept Credit Protective Numbers (CPNs) as a substitute for Social Security Numbers (SSNs). Applications found to include or be associated with the use of a CPN may be subject to denial at our discretion.
Employment: Applicants must provide proof of income such as, most recent paycheck stubs, verifiable employment offer letter or bank statements.
Income Verification: Household income must be three (3) times the monthly rent prior to any discounts or concessions. Acceptable forms of income will include GI Bill, Grad School Stipend, Student Housing Loans, Bank Statements (must show 3 month revolving balance of yearly income requirement), Paystubs and Offer Letters (Offer letters must be notarized and will be subject to additional employment verification.)
Resident History: Any applicant showing a rental debt, poor rental history or eviction will be automatically declined. Source of rental history may not be from an individual. For persons owning a home, a financially satisfactory home ownership may be substantiated in lieu of rental history. Depending on the screening result, rental / ownership history may be verified for the past 24 months. Applicants who have been late more than 4 times in a 12-month period may be denied. Outstanding mortgage debt or foreclosures within 36 months will be reviewed by management for approval / denial.
Applicants must show proof that any evident outstanding landlord debt within the past 84 months has been paid in full. Management reserves the right to verify all rental history as well as the right to decline any application that we cannot verify. Applications with proven false documentation will be automatically denied and reported as fraud.
Bankruptcy / Evictions — Any prospective resident with a bankruptcy must show proof of discharge from an attorney and be removed from the discharge date by at least 3 years if Chapter 7 and 1 year if Chapter 13 to be considered.
Evictions within the past 3 years will result in automatic denial even if the eviction was dismissed.
Criminal Background Search: A criminal background search will be conducted for each applicant and occupant 18 years or older. It is our policy not to lease to applicants with felony offenses, drug charges, crimes against persons or property or sexual offenses. If the criminal background search and/or information provided by you reveals past criminal behavior or pending criminal charges that violate our policies, your application may be denied.
Credit: All persons applying for an apartment must have established credit in good standing. Lack of established credit or negative credit may require an additional deposit or result in application denial.
Occupancy Standards: No more than two occupants shall be permitted per bedroom in each floor plan. If the apartment has an acceptable floor plan that would temporarily accommodate an infant up to the age of two, then in addition to two occupants per bedroom, your family may also have one infant that is less than two years of age.

3 Bedroom: 6 Occupants
Pets: No resident is permitted to have a pet without executing a pet addendum. This includes pet sitting or visiting animals. All pets must meet the pet restrictions. All pet fees or other amounts associated with having a pet must be paid. No Breed Restrictions.
Vehicles: To allow maximum use of our parking areas, vehicles are limited to one (1) car per licensed lease holder or authorized occupant. All vehicles must be registered with management and display a parking decal issued by Ashley Park.at the bottom left of their back windshield. Boats, jet skis, recreational vehicles, trailers and/or trucks with company logos will not be permitted on the property without management’s prior written approval. Parking areas are for “parking only” and may not be used for performing maintenance on vehicles.
Approval and Denial of an Application: Approval and denial of an application is based upon the combination of results following the completed credit check, criminal background check, eviction records, rental history and accuracy of the information provided on the rental application. Failure to provide accurate information within 48 hours of completing your application will result in denial or cancellation of your application.

Consent to Verify Credit: All applicants, roommates, and guarantors (if applicable) must agree to the following by executing this Application Agreement and a Rental Application Form:
Application Agreement: I hereby consent to allow Ashley Park in Brier Creek through its designated agent and its employees, to attain a credit report, criminal background report and all other information for the purpose of determining whether or not to lease an apartment to me. I understand that should I lease an apartment, Ashley Park Associates, its agent shall have a continuing right to review my credit information, rental application, payment history, and occupancy history for account review purposes and for improving application methods.
I have read, understand and agree to abide by the qualifications for the application process. I understand that if my application is not approved, I will forfeit my application fee(s) and processing/administrative fee, but will receive a full refund of any security deposit.
I hereby affirm that I have read and reviewed a copy of the Application Agreement.
I understand that I must submit all requested information within 48 hours of submitting an application. Failure to do so may result in my application being considered canceled. A canceled application will remain active for (30) thirty days but will not hold an apartment and subject to availability upon reactivation.
